Location:
Pembury Estate, London E5

Architects

The new apartments replace an existing Youth Centre and Community Nursery located on the edge of a courtyard in the heart of the Pembury Estate.

The design of the apartments is organised around a central splayed courtyard separating the two wings of the scheme, through which each flat is accessed and focusses views through the scheme to the recently landscaped courtyard beyond. The proposed development comprises the following mix of units, 3 No. one bed flats, 6 No. two bed flats and 3 No. three bed flats. Three wheelchair units are located at ground floor level with level access (in line with Habinteg’s guidance) and all flats are designed to meet Lifetime Homes and the London Design Guide in terms of space standards and futureproofing.

The form of the building respects the privacy of the existing residential blocks and the flank elevations are articulated with projecting bays which orientate windows to the south and away from the neighbouring buildings. The scheme is predicated on minimising any loss daylight, amenity and views to the existing residential units.

The building is terraced away from the pavement edge to create a series of landscaped terraces/ urban sky allotments and a combination of vertical timber slatted cladding and white rendered bays modulate the façades.

Landscaped gardens afford a degree of privacy to the ground floor units and are articulated with changes in level and surface material to distinguish and separate the building from the adjoining footpath.
